Did you know, that with the right permissions in place, you can create an extra income stream from a garden room? Families are building annexes that they can let out to paying guests via websites such as Airbnb. If you live near a popular attraction, you could have a steady stream of guests all year round.
Miniature Manors recently completed a self-contained annexe for a client who was looking to generate extra income in this way. The project was a year from initial contact through to completion, as the customer researched their options and went through the planning application process.
To build a self-contained annexe like this, a planning application and building control application needed to be made. Miniature Manors and their client worked with an architect to draw up the plans, in Miniature Manors signature style. The architect specified the structure so that it was building regulation compliant, and handled both the planning application and the building control application. This application process also included an S106 application for connecting the new building to the sewerage system.
The new annexe has been built on the site of an old garage. To replace the storage space lost by removing the garage, storage needed to be incorporated into the design of the new building.
Comfortable living accommodation has been created. A large room has been created with space for a double bed and a seating area with TV. French doors lead off the room on to a decked terrace area which has room for a table and chairs. A well-equipped kitchen has been created with space for eating, and a modern shower room.
The exterior of the building has a modern style, the feather edge cladding offering a nice textured alternative to tongue and groove boards. Inside, the annexe has been plastered and decorated. The whole annexe has a light sunny feel, ideal for a holiday.
