The Box Office is sold on a self-assembly basis. It has been designed so that two people can assemble it and get it weathertight in one day, two at the most.
Garden room exterior shell
Warwick Buildings supply the Box Office as an exterior shell, with cladding, roofing and the double glazed doors. Inside, the timber framework of the walls and roof is left exposed so that you can install your prefered type of insulation and internal finish.
This is an excellent hybrid option, offering you many of the benefits of self-building mixed with the peace of mind of using a core structure built by the professionals.
Easy, adjustable steel frame foundation
When buying the Box Office, you can order an adjustable steel chassis that allows you to site the garden room on an existing slab or patio.
The steel chassis has adjustable feet, making for easy levelling of the base, even on uneven ground.
You choose the insulation and internal finishes
As we mentioned earlier, the Box Office comes as an exterior shell. The floor structure is pre-insulated and ready for your choice of floor finish. The walls and ceiling are supplied with the timber frame exposed.
You will need to insulate the walls and roof. You could choose a rigid board insulation or mat insulation and slot it in between the framework.
Once the insulation and electrical cabling are in place, you can then finish the interior of your Box Office with your choice of finish. This could be plasterboard to create a room like in your house or a board like MDF which takes paint well.
Configure the Box Office to your tastes
Warwick Buildings has a nifty configurator that allows you to choose your Box Office's finishes and see how your choices affect the price.
As standard, the exterior walls are clad in pressure treated shiplap, but you could swap this for Cedar, a very popular choice in garden room design, known for its rich reddish-brown colouring.
You can also choose the door configuration that creates the glazed front wall. As standard, French doors with fully glazed side panels are fitted, but you could upgrade to aluminium bi-fold doors, which, as we can see in these images, look great, folding back to open the room out on to the garden.

During the configuration process, Warwick Buildings offer an optional electrical pack which you would get a local electrician to install for you and then connect the system to the mains supply.
Four standard sizes
The Box Office comes in four standard sizes, offering versatile spaces suitable for a range of uses:
- 2.6m wide x 2.4m deep
- 3.2m wide x 2.4m deep
- 2.6m wide x 3m deep
- 3.2m wide by 3m deep
The Box Office comes in at under 2.5m high, so you have flexibility in positioning it under the Permitted Development rules.
