The exterior of this granny annexe has been clad in Cedral weatherboard which is a popular choice as it is Building Control compliant – it comes in a wide range of colours. Dark grey UPVC French doors with glazed side lights create a wide expanse of glazing on the front elevation.
Internally the annexe has the feel of a new house, with plastered and decorated walls and ceiling and wood flooring.
The kitchenette which sits in the corner of the main room incorporates everything you need for day to day living without intruding into the main living space.
The shower room is compact, but has a full size shower cubical which features a 10.8kw electric Sports Max shower and a glass bi-fold door. The room also features a contemporary style toilet and vanity unity with basin. The floor has been tiled so there is no worry about water damaging the floor.
The annexe is fully wired electrically, the system includes 6 double power sockets, 9 LED down-lights, a Cat6A data point for connecting to the internet and a smoke alarm.
Executive Garden Rooms offer a full service, turnkey project meaning that everything is included in their price. This includes the initial groundworks, the trenching to supply the electricity and the foul and clean water – not all granny annexe suppliers offer the actual connection of the services to the mains supply, so this is good to know.
This project shows that you don’t have to have a lot of space to build a granny annexe in your garden.
