Most of the garden living annexes we feature on this site have been built after planning approval was granted. In many cases, there is another way to build a self-contained home in your garden, by buying a building that complies with mobile home rules.
These rules dictate the size of the building and that it must be able to be moved from one place to another by road, in one or two sections. Typically, mobile garden annexes are built in one section, but two units can be bolted together to create a larger home.

Having installed mobile homes in peoples gardens for many years, the team behind Sunrise Lodges realised that there was a call for a more aesthetically pleasing design than the traditional 'tin box'.
They replaced the metal cladding with a softer, composite wood cladding called CanExel which offers the look of timber cladding without the ongoing maintenance. This cladding is available in both natural wood colours and coloured finishes and has a wood grain texture.

Designed for comfortable year round use
Sunrise Lodges have designed their mobile garden annexes for comfortable year-round use.
Built on a steel chassis they sit off the ground allowing for ventilation under the building. The floor is insulated with 100mm of insulation.
The walls are roughly 100mm thick and made up of several layers including the external cladding, insulation and internal finish.
The roof also features a 100mm of insulation. This insulation coupled with the double glazed doors and windows will make the annexe comfortable to use in summer as well as the colder days of winter.
Sunrise Lodges come with gas central heating as standard. A combi boiler will provide heating and hot water as you need it.
Flexible internal layouts
Sunrise Lodges offer flexible internal layouts, allowing you to create one or more bedrooms and incorporate features such as full bathrooms (we don't often see baths in the annexes we feature) and walk-in wardrobes.
The main living space is open plan. Incorporating a well-equipped kitchen, dining area and sitting room. The arrangement of glazing in this area creates a naturally light space.
Sunrise Lodges include all the fittings in the annexe bar the sitting room furniture in the package they offer. This really is a turn the key and move in option.
A quick solution
Sunrise Lodges are a quick way to create a new home in your garden. For a custom design, lead times are typically 3 to 4 months. Sunrise Lodges do have certain models available from stock which can be installed within a few weeks of placing an order.
The annexes are constructed off-site, so installation can be as little as one day. The mobile annexes can be moved by a 4x4 or lifted into position with a crane.
Once levelled, the building is then connected to the services and you are ready to move in.

Sunrise Lodges are available throughout the UK and Europe. Prices start at £26,995. Because they are mobile homes there is no VAT to pay. This makes a mobile garden annexe a cheaper option than many of the garden homes we feature on this site.
Because they can be moved, annexes like this, have a resale value too, which is worth considering.
