There are times in life when you want to tell people what you want to achieve and then let them take over and bring the project to fruition. This was the case for the family who commissioned Timeless Garden Rooms to create a self-contained two-bedroom annexe in their garden.
Timeless Garden Rooms clients needed to create a new home for a relative who had been diagnosed with a debilitating illness. With a lot on their plate, the family wanted to work with a company that would handle the whole project for them, from producing the design and handling the planning application, through the on-site build process and having the works signed off by Building Control. This sort of project managed service is referred to as a turnkey service.
Kent-based Timeless Garden Rooms are a long-established name in the garden room industry that offers a turnkey service. Alongside the garden rooms and offices they build, they are experienced hands in creating self-contained garden homes. Over the years, we have featured several of their annexes, most recently a two-bed annexe designed for Airbnb guests.
Garden annexe tailored to your family's needs
Timeless Garden Rooms will work closely with you to identify how you want your annexe to work, its layout and specification and what key design features you want to incorporate. Nick Collins, the founder of Timeless Garden Rooms, commented to us:
"It's great working so closely with customers with this and every project. We get a real sense of why the buildings are needed and can, as in this case, make a vast difference to their lifestyle and living."
Specific design brief
Timeless Garden Rooms clients had a specific design brief for their annexe. They wanted to create a comfortable home that could incorporate the medical equipment required for their relative's care but felt more homely than clinical.
The size of the main bedroom needed to be worked around the specification of a large medical bed. A smaller second bedroom was needed so that a carer could sleepover.
Although not required immediately, the annexe needed to be futureproofed to be wheelchair accessible. The Timeless Garden Rooms designers liaised with the Building Control department to ensure the access meets the regulations.
A year-round connection with the garden was also important. After the annexe build, the garden would be landscaped, so the family wanted there to be good views of it from within the annexe. Timeless Garden Rooms achieved this by including a set of French doors with sidelights. With this configuration, even in winter, when the doors are closed, they will offer a nice connection with the garden.
Experienced hands guided the planning application through
At 12 meters wide by 5 meters deep, this is a large annexe for the size of the garden and residential area. The project met with a little opposition, but the Timeless Garden Rooms team showed the Local Authority how valuable this addition to the property would be.
Light-filled home that has a lovely connection with the garden
Externally the annexe has a lovely traditional feel with its painted weatherboard cladding and Cedar shingle roof. Inside, the vaulted ceiling that the pitched roofline offers, creates a room with an airy, spacious feel.
As part of their turnkey service, Timeless Garden Rooms handled the groundworks and plumbing connections to the mains supplies required for the kitchen and shower room.
TV, internet and music all wired in
It was important that this garden annexe would become a comfortable home. To this end, the family wanted to ensure it had reliable internet and TV signals and that music could be played throughout the building.
To ensure this, the Timeless Garden Rooms team incorporated meters of data cabling and installed TV points and speakers for their customer's ideal home entertainment setup.
How much would a garden annexe like this cost?
Timeless Garden Rooms tell us an annexe like this starts at £2,300 per square meter of floor space.
