This spacious two-bedroom annexe is by Timeless Garden Rooms. Their client wanted to create self-contained guest accommodation for when family stays and for renting out via Airbnb in-between.
The project took nine months, from initial conversations, through the planning approval process to handing over the keys to the finished building. Prices for a similar Building Regulation compliant specification start at £2,000 per square meter of footprint.
Planning Permission & Building Control sign-off part of the service
The team at Timeless Garden Rooms are experienced hands when it comes to obtaining planning approval and having the works signed off by the Building Control department.
With this project being in a conservation area, the designs needed to adhere to the local conditions and efforts were needed to protect some trees. Once these conditions were agreed upon, the Local Authority approved the application.
Timeless Garden Rooms have established relationships with Building Control and work with a structural engineer, so the designs for the annexe met all the current regulations. Because of the proximity to a boundary, the specification included additional fire protection measures in certain walls.
The Timeless team obtained an energy certificate to ensure they met all the thermal conditions of the Building Regulations. Because of the high insulation levels, the annexe will be a comfortable place to stay all year round. It will also be cost-effective to heat and cool which has never been as important as it is now with energy costs so high!
Spacious accommodation
The annexe has a spacious feel. The two bedrooms are equal size - 3m x 3m, so large enough for a double bed. There is a contemporary shower room with a spacious shower unit.
The main living space is 6 meters by 5 meters. An 'all-in-one' kitchen unit from Elfin Kitchens was installed to maximise the space. This kitchenette offers ample space for cooking but doesn't steal too much space from the main living space.
Covered veranda for enjoying the views
As we can see, the annexe has a charming traditional style; this is Timeless Garden Rooms' trademark, although they also offer stylish contemporary designs too.
There are so many noteworthy design features on the exterior of this annexe - the Cedar shingle roof, decorative finials, and lead dressing under the windows. Still, perhaps the loveliest is the deep veranda that runs the entire length of the annexe.
Covered with a Cedar shingle roof, the veranda offers a sheltered spot where guests can enjoy views of the award-winning garden and the owner's smallholding where there are prize pigs to amuse you.
The proportions of the veranda are good; you can see that there is room for chairs to be positioned and still leave room to move around easily.
